Hesperia Launches Rockingham Industrial Estate

Heavy industry and local manufacturers now have room to grow in the Western Trade Coast Precinct, with Hesperia launching a new 13.5 hectare estate within the Rockingham Industry Zone.

The new Rockingham Industrial Estate, located on Day Road, is strategically positioned to meet strong demand from industrial estate users, with buyers calling for larger heavy industrial lots with transport connectivity in an existing economic hub.

Hesperia Development Manager David Paz said 40 per cent of available lots sold off-market pre-launch.

“With a sharp focus on Western Australia building its capacity to expand local manufacturing and providing more local jobs, Rockingham Industrial Estate provides what the market is looking for; large lots and unbeatable transport access in the core of a regional economic hub,” said David.

“Outside of this new offering from Hesperia, there isn’t a local supply of zoned general industrial land ready for more traditional heavy industrial land uses. The demand has been immense and extends from what we’ve seen at our recently completed Abernethy Road and Tonkin Highway Industrial Estates.”

Rockingham Industrial Estate key amenities feature RAV7 (B-Triple) truck access, fully serviced lots including gas which are configurable to the buyer’s request.

Remaining available lots range in size from 2,400 to 60,000 sqm.

“With close access to the Kwinana Freeway, proximity to two new Waste to Energy projects, the proposed $1billion Woodside hydrogen plant, and primed for future growth with a new container port at Kwinana due by 2032, we don’t expect the remaining lots to last long.”

Darren Geurts, Managing Director of MSC Fabrication, said the business has operated in the Rockingham area for over ten years.

“The availability of high quality larger industrial lots in the Rockingham/ Kwinana area has been very limited for years so for us to secure a property in the area will allow us to develop a new facility in the Rockingham area for our future growth. Being right next to the ever-expanding Cockburn and Kwinana Heavy industrial strip make it a great location for our future growth,” said Darren.

Raine and Horne Commercial Director Anthony Vulinovich is a twenty-year industry veteran who has been involved with the site’s owners for the past five years.

“It was all about finding the right developer for the landowners to sell to, but also the right developer to be able to swiftly provide a market appealing outcome for the site. That’s exactly what Hesperia has been able to do.”

“The development is well timed to meet market demand given it provides the key pillars industrial buyers are looking for given the location, easy estate and site access, general industrial zoned land and affordable pricing,” said Anthony.
