Developing the historic home of an iconic Western Australian business in the Canning Vale industrial precinct.
The 39 hectare Swan Brewery Industrial Estate housed one of Australia’s largest brewery and beverage operations for over 40 years. Following the closure of the brewery in 2012 and a highly competitive national campaign, owner Lion Group selected Hesperia as its development partner for the site.

Our flexible approach to development enabled Lion to relocate its business without disruption while also maximising returns from the redevelopment.
Hesperia managed all aspects of the development, including complex demolition and remediation, subdivision planning, sales and marketing, planning approvals, environmental and engineering approvals and delivery of civil works.
Successful project delivery required Hesperia to manage multiple complex planning and development workstreams simultaneously.
The approach to demolition and isolation activities allowed Lion to continue existing warehouse operations on site without disruption, despite extensive demolition and civil works taking place.
A compressed development timeframe was achieved by running earthworks and civil construction in parallel with the final phases of demolition, resulting in completion of the first stage in under 12 months.
